LEASE TERMS

Electricity:

Fixed advance payment: €1.00/m²/month + VAT

Twice a year, the actual electricity consumption is calculated, with any difference payable by the tenant.

The calculation is based on:

Water:

The total cost of electricity, water and communal utility charges is approximately €2.50/m² per month + VAT, depending on actual electricity consumption.

Furniture: Furniture rental is not included in the rent.

Parking: Outdoor parking space – €50.00/month + VAT.

OTHER TERMS
Payment of rent and common area costs: For the relevant month, within 15 days from the date of invoice issuance.

Security deposit: A deposit equivalent to three monthly rents and common area costs, plus VAT.

Commencement of lease: By agreement and following notarisation of the lease agreement.

Lease term: Minimum 3 years, with a preference for a 5-year lease.

Termination: The lease may be terminated at any time with a 6-month notice period, subject to agreement between the contracting parties.
